GRAHAM Achieves Milestone At The Loft Lines Project

GRAHAM has achieved a significant milestone at The Loft Lines in Belfast's Titanic Quarter as the first three of seven cores are now out of the ground.

Delivered on behalf of Watkin Jones and Legal & General, The Loft Lines will include 778 apartments of mixed tenure, including 151 affordable homes and Belfast's first build-to-rent (BTR) apartments (627).

Inside, there's space for businesses and community activities, potentially turning into a bar or restaurant, which is attractive to various operators because of its central location.

Residents will have access to various amenities promoting well-being, including sports areas, gyms, coworking spaces, private dining areas, game rooms, cinemas, and children's play areas. The development will be fully managed, with Wi-Fi, amenities, gym access, and other benefits included in monthly rent.

Significant thought has gone into the design of external landscaping which is centred around three residential blocks of varying heights which will include high quality walkways and boulevards, as well as an urban woodland. A striking public square and waterfront promenade will welcome the wider community.

Sustainability of the development has been considered. The progressive energy strategy is all-electric, utilises low carbon heat pump technology with no fossil fuels and as a result, creates no associated on-site emissions. This makes The Loft Lines one of the lowest carbon projects in Belfast to date. Active travel has also been prioritised, with the development featuring dedicated cycle and walking paths that safely link to the wider city.

Gary Holmes, Regional Managing Director at GRAHAM Building North, said:

"The Loft Lines is a fantastic development that will enhance Belfast’s iconic waterfront with a sustainable new neighbourhood, offering the best of modern living features to residents.

"Since groundbreaking in September 2023, we are really pleased to have progressed at pace with construction and the first three cores are now visible. The demand for new rental opportunities in Belfast continues to outstrip supply, and The Loft Lines will play an important role in bridging this gap."

Practical completion is expected in summer 2026 and GRAHAM apprentice, Lucy Threlfall (17), is one of the youngest team members to work on the project as a trainee engineer. Lucy has relocated from Glasgow, where she was on-site at Scotland's largest BTR development.

Lucy Threlfall said: "Having already worked on Scotland’s largest BTR scheme it’s great to bring my experience to The Loft Lines and to be part of the team shaping the Titanic Quarter."

The development is being forward funded by Legal & General, with the wider project team including Todd Architects, Etive Consultants, Troup Bywaters + Anders, RPS Group, Scope Projects and Tetra Tech.
