Dublin Property Sales Report Launches

Finglas, Swords and Rathfarnham have seen the highest volume of property sales in Dublin so far this year, followed closely by Dun Laoghaire and Blackrock.

The news comes as ValueMyProperty.ie published a report on the property market in Dublin, including the top-selling locations.

"The three-bed semi-detached house is a very popular choice for families in Dublin," said Tim Kelly, Director, ValueMyProperty.ie. "The problem is that there aren't enough properties available to meet the demand, which is driving up prices. An Bord Pleanála has advised that duplex apartments and high-density homes will be the future of housing, meaning that young families may have to give up the dream of buying a three-bed semi.

"Today's report shows prospective homebuyers in Dublin the distribution of houses, based on price and the number of properties available, so they can target their house search."

The highest number of three-bed semi-detached houses available in south Dublin are in Rathfarnham (22) and come with a price tag in the region of €450,000, while the highest number in Dun Laoghaire (six) are on the market for €400,000.

In Blackrock, most three-bed semi-detached houses are for sale in the €450,000, €550,000 and €600,000 price brackets (six in each).

In Terenure, the majority (20) are for sale around €450,000 and in Crumlin the highest number available (eight) come with an asking price of €200,000.

The availability of three-bed semis for sale in north Dublin sees the largest number available in Swords (19) in the region of €300,000.

The largest proportion of houses for sale in Glasnevin (18) are €400,000, while in Malahide, the majority of three-bed semi-detached houses are for sale in the €400,000 and €450,000 price brackets (14 and 12 in each respective price category).

In Finglas, the vast majority (12) are for sale around the €200,000 mark and in Drumcondra the largest number of houses available (six) come with an asking price of €400,000.
