About Kelly & O'Callaghan Limited
Kelly & O’Callaghan Limited currently employs a quality team of Quantity Surveyors and Project Managers, as well as Office Administrators and a Financial Controller. With offices in Dublin, London and Germany we provide Quantity Surveying services throughout Europe.
Our firm offers a full range of services which includes the preparation, production and maintenance of all documentation associated with Quantity Surveying and Project Management.
We carry out all projects in accordance with the international quality standard of ISO 9001:2008.

Project Management
Project management is the controlled application of knowledge, skills, tools and techniques to a broad range of activities in order to meet the requirements of a particular project. A project is a temporary endeavour undertaken to achieve a particular pre-defined aim or goal.
It also entails monitoring the progress, and seeing that the project is completed achieving the client's predetermined objectives of scope, quality, time and cost, to the equal satisfaction of everyone involved.
Cost Plans & Estimates
Every project must be covered by an estimate of the construction and project cost from the time of the initial appraisal investigation, through the approved plan and construction phases, until all construction is complete. The estimate must cover the entire project, division of the project, or unit as entity. The estimate must be complete to include all costs chargeable through the construction period.
The estimate is the basic document used in the scheduling process and in controlling the cost of project works until the completion of construction.
Bills of Quantities
Kelly & O'Callaghan Limited specialise in the production of Bills of Quantities. Our coverage includes a wide variety of areas including residential, commercial, industrial, sports & recreation facilities, retail facilities, hotels, utility buildings and civil works (roads, sewers, water services).
Variations
Variations under a contract are encountered occasionally and can be valued by a number of methods. The price can be agreed by the Client and Contractor directly, more usually by means of a quotation mechanism subject to analysis by the Quantity Surveyor. The contract may contain a Schedule of Rates to be used to value variations or standard published rates may be used as Dayworks.
Snag Lists
A Snag List is a fully comprehensive list of items not completed correctly by the Contractor and defective work to be repaired to complete the property to Building Regulations standard. On completion and submission of the list, the required works are attended to by the Contractor prior to final site handover.
Carrying out a thorough snag list on a newly built property is vitally important to ensure that you receive an acceptable quality of finish, making sure that you do not have a multitude of problems after final site handover.
Final Accounts
Kelly & O'Callaghan Limited offer to undertake on behalf of the Client all works entailed to settle the final account. We will facilitate final account meetings in either our own office or if there is more convenient facilities, we will gladly travel. Full analysis of all submitted by the Contractor, or the Contractor's Quantity Surveyor will be reviewed closely and any anomaly will be queried vigorously.
