Core Values
Services
Quantity Surveying
Quantity Surveying is an all inclusive term for the service management of all costs relating to a building or Civil Engineering project. Quantity Surveying involves, identifying the needs of the Client and bringing the appropriate factors of cost consultancy experience to the fore.
Condition Survey
A site survey investigation and report by Brian Canavan Associates on behalf of a client. It is for the individual client, Solicitor or insurance company who needs an accurate and professional assessment of the property condition.
Construction Cost Accounting
Construction Cost Accounting can bring the desired quality, aesthetic appeal and materials standard to a client’s project specifications and budget. The Construction Cost Accounting process can be tailor made to meet the Client’s needs and BCA offer a bespoke service to each individual client.
Development Advice
Appropriate and essential advice to a Client before embarking on a construction project no matter what the size of the development envisaged. Depending on the scale and size of the proposed overall development Brian Canavan Associates will provide development appraisals, assist in the preparation of the developer’s budgets, financial projections, cash flow analysis and measures to test the sensitivity and reliability of such advice.
Dispute Resolution in Construction
Resolving disputes in building contracts without involving litigation that would be traditionally heard in the courts. The process of resolving disputes follows the path of arbitration or Alternative Dispute Resolution (ADR). The JCT (a body which prepares standard building contracts) publish arbitration rules for use with arbitration agreements referred to in the JCT contracts.
Expert Witness
Our construction expert witness service allows us to bring a skilled witness to the litigation or arbitration process when required. Expert witness evidence is the evidence of opinion put forward in support of a particular cause by an expert.
Forensic Cost Accounting
The process of unravelling complex contractual and cost issues. A careful examination of all existing documentation available to establish the relevant facts and costs. Technical auditing, involving a more or less complete examination of all transactions of the contract alongside using cost data figures and experience built up over many years within the construction sector.
Insurance Assessment
An assessment of the cost value to put right a building which has suffered damage. Damage can take many forms either by fire, storms or floods. We carry out the insurance assessment for the insurance company or for the claimant. In either case we will visit the damaged building as soon as possible.
Project Management
The planning, control and co-ordination of a project from conception to completion, including commissioning, on behalf of a client. Project Management is for clients either in the public or private sectors who require a single point of contact to manage the risk and have overall control to deliver the project and co-ordinate the activities of the various consultants, contractors, sub-contractors, processes and procedures for the full duration of the project.
Scott Schedule
The Scott Schedule is a spreadsheet tool listing items of building works with costs. Scott Schedules prepared by BCA are used by claimants and defendants in dispute to identify the associated and relevant matters and their costs.
